Terms of service.

These terms govern your use of retire57.com and the Mortgage Meadow tracker (“the service”). By using the service, or by subscribing to Mortgage Meadow Pro, you agree to them.

Who we are

The service is provided by Charnette Ltd, registered at 20 Wenlock Road, London, N1 7GU, United Kingdom, company number 17167712. You can contact us at hello@charnette.io.

What the service is — and is not

Mortgage Meadow is a calculator that projects mortgage repayment from figures you enter. It is not financial advice, and it is not a regulated financial service. We are not authorised by the Financial Conduct Authority and do not provide personal recommendations.

Projections are estimates. They depend entirely on the accuracy of what you enter and on assumptions about future interest rates and lender behaviour that may not hold. Your lender’s figures are the authoritative ones. Always confirm anything that matters with your lender, and consider advice from a suitably qualified, FCA-authorised professional before making financial decisions.

The model is deliberately a simple one, and we set it out in full at How we work out your figures. In short:

  • we apply interest monthly; many lenders calculate it daily, so their figures will differ from ours;
  • payments are treated as being made in arrears, at the end of the month they settle;
  • we never assume a payment was made. A month with nothing logged against it accrues interest and takes nothing off;
  • your rate is held as you entered it until you tell us it changed;
  • fees — arrangement, product, valuation, legal — are not included unless you enter them;
  • early repayment charges are applied from the bands you enter. Your lender’s rules, including how much you may overpay before a charge applies, are in your mortgage offer and they govern.

None of this affects your rights under the Consumer Rights Act 2015, including your right to expect the app to match the way we have described it here.

Your account

Reading retire57.com requires no account. Buying Mortgage Meadow Pro requires signing in with your email address, verified by a one-time code. You are responsible for keeping access to that email secure. We may suspend accounts used unlawfully or in breach of these terms.

Your data

The figures you enter into Mortgage Meadow are held on your own device and, if you turn on backup, in an encrypted copy on our servers. We cannot read that copy. Your passphrase never leaves your device; it unlocks a key that encrypts everything before it is sent, so what we store is a block of ciphertext and we hold nothing that would open it.

That has one consequence you need to know before you rely on it: if you forget your passphrase and lose your recovery code, we cannot get your backup back for you. Not on request, not by verifying who you are, not by any means available to us. There is no reset, because a way in for us would be a way in for anyone who compromised us. We show your recovery code once, at setup, and ask you to confirm you have saved it.

We would also suggest keeping an occasional export of your own figures (Pro tools → Export payments). It is yours, it opens in a spreadsheet, and it means you are never dependent on one device or on us. That is a suggestion and not a condition — keeping the encrypted copy we hold safe and available remains our responsibility.

Subscriptions and payment

Mortgage Meadow Pro is offered on these plans:

  • Monthly — £3.99 per month, renewing monthly.
  • Annual — £39 per year, renewing annually.
  • Lifetime — a one-time payment, granting access for as long as the service continues to operate. It is not a subscription and does not renew.

Mortgage Meadow Pro is currently sold to customers in the United Kingdom only. The tracker itself remains free to use anywhere. Prices are in pounds sterling and are the total you pay. Payment on the website is processed by Stripe; in the mobile apps, purchases are processed by Apple or Google under their own terms, and must be managed and cancelled through your App Store or Google Play account.

Subscriptions renew automatically at the then-current price until cancelled. We will email you at least 7 days before an annual renewal. If we change the price, we will tell you before it takes effect and you may cancel.

Cancelling

You can cancel a subscription at any time from the billing portal (or from your App Store / Google Play account for mobile purchases). Cancelling stops future renewals; you keep access until the end of the period you have already paid for.

Your 14-day right to cancel. As a consumer you have 14 days from purchase to cancel for any reason and receive a refund. We do not ask you to waive that right, and we do not deduct anything for the part of the period you have already used.

Refunds

If Pro isn’t right for you, email hello@charnette.io within 14 days of purchase and we will refund it in full — monthly, annual or Lifetime, whether or not you have used it. No reason needed. Refunds go back to the card you paid with, normally within 5 to 10 working days.

After 14 days we do not refund part-periods. You can cancel a subscription at any time and you keep access until the end of the period you have already paid for.

Purchases made inside the iOS or Android apps are handled by Apple or Google, so refunds for those go through them under their policies rather than through us. Email us anyway if you get stuck and we will help you find the right form.

Acceptable use

Please do not attempt to break, overload or gain unauthorised access to the service, scrape it at scale, or resell it. The content and software are ours or our licensors’ and are protected by copyright; you may use them for your own personal, non-commercial purposes.

Availability

We aim to keep the service available but do not guarantee uninterrupted access. We may change, suspend or discontinue features. If we discontinue the service entirely, we will give reasonable notice and, for unexpired paid periods, a pro-rata refund.

Liability

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited — including your statutory rights as a consumer. Subject to that, we are not liable for financial decisions you make on the basis of the projections, and our total liability is limited to the amount you paid us in the 12 months before the claim.

Changes to these terms

We may update these terms. If a change materially affects you as a paying subscriber, we will tell you before it takes effect.

Governing law

These terms are governed by the law of England & Wales, and disputes may be brought in its courts. You may also have the right to bring proceedings in your own country of residence.
